So your rental application has been approved and now it's time to sign your rental lease! The final approval of an application will automatically kick off the process to finalize all lease terms and electronically sign the lease document. Once the lease has been signed, you can start preparing for your new home!

Review Your Lease Terms


Property management will begin preparing the terms of your rental lease after your application has been approved. The lease will inherit most details from the application, but be on the lookout for communications from your property manager as they confirm the details to prepare your lease document.


When the lease terms have been finalized by the property manager, you will receive a notification that the terms are ready for your review. Follow the link in the email notification or log in to the Resident Portal to view the lease terms set forth by the property manager based on your rental application. 


To view your lease terms, go to My Applications and view your approved rental application. Lease Terms will be listed for your review on their own page.


Only the Primary Applicant will be able to accept or reject the lease terms, but all adult applicants and/or a guarantor will be able to view the lease terms in the resident portal.




Lease Dates


Confirm the lease terms are showing the correct start and end date since this will indicate when you can move in to the rental property and when you will be required to vacate the property (barring the signing of a renewal lease). 


If a promotion was offered by the property manager during the application process, the information will be listed in the header and will also be displayed on the lease document. 




Monthly and One-Time Fees


All fees associated with the rental property will be listed on the lease terms and separated by the reoccurring monthly fees to rent the property and one-time fees that will be paid at the start of the lease. 


Monthly fees will vary by the property manager, but all monthly fees will post to your account each month and must be paid by the date outlined in your rental lease document in order to avoid late fees. Example monthly fees can include:


  • Monthly Rent
  • Pet Rent
  • Benefits Package
  • Homeowners Association Fees


One-time fees will vary by the property manager and will be charged to your account after the lease document has been signed by all parties. You will be responsible for paying all one-time fees prior to your move-in or per the due date set by your property manager. Example one-time fees can include:


  • Security Deposit
  • Processing Fee
  • Pet Fee


If you are signing a multi-year lease, your lease terms may have a Year-Over-Year escalator which will automatically increase the cost of your monthly rent by the specified percentage at the start of the new year on your lease.



Utilities


The utilities for the rental property will list who is responsible for paying the monthly bill for a specific utility. If the property manager is responsible for paying the utility, this may be billed back to you through monthly fees. Contact your property manager if you are responsible for a utility so you can setup the necessary accounts to make payments.




Accept or Reject the Lease Terms


After reviewing the lease terms, the primary applicant will need to provide a response on behalf of all applicants. 


Accept Lease Terms

If the lease terms are correct and you are ready to sign the lease document, click Accept to confirm the lease terms are correct. After the lease terms have been accepted, the property manager will be notified of the acceptance and will prepare the lease document for signatures. 



Reject Lease Terms

If you notice an error in the proposed lease terms or are no longer able to move forward with the rental application, click Reject to reject the lease terms and provide information to the property manager on why you are rejecting the lease terms. Once rejected, you will not be able to view the terms and the property manager will be notified of the rejection.  


If you requested a change or found an error, the property manager can review your comments and resend the terms for another review. Rejecting lease terms can also result in a lease for the property no longer being offered.
